How the locator service works
Is your apartment locator service really free?+
Yes. Renters never pay us. Dallas apartment communities pay us a small referral fee when you sign a lease, and that fee is already built into their marketing budget. Your rent is the same whether you go through us or not.
How fast will I get apartment matches?+
Most renters get 3–5 personalized matches within one business day. If you're in a rush, mention it in your form and we can usually turn matches around the same day.
What if I don't like the matches?+
Tell us. We refine and resend. There's no obligation, and you don't have to apply to anything we send.
Do you tour with me?+
We can. Many renters prefer to tour solo with a locator-prepared briefing; others want company. Just ask.
How is this different from Apartments.com or Zillow?+
Listing sites show stale rents and rarely include current concessions. We have direct relationships with Dallas leasing offices and see real-time pricing, specials, and availability — and we filter for things big sites can't, like pet breed limits or broken-lease eligibility.
Will you spam me or sell my information?+
Never. We use your contact info only to send your matches and follow up. We don't share, sell, or pass it to third parties.
Do you have a physical office?+
We work primarily virtually so we can spend more time touring buildings and less on overhead. We meet renters at properties for tours by appointment.
Are you licensed?+
Yes — Rentals At Dallas operates under a licensed Texas real estate brokerage. See our TREC notices for details.
Do you charge any fees later in the process?+
No. We never charge renters at any point — application, signing, move-in, or after.

Our focus is Dallas proper. We can refer trusted partners in nearby suburbs if you need them.
Which Dallas neighborhood is most popular for renters?+
Uptown is consistently the most-requested neighborhood — it's the most walkable rental area in the city and connects to Downtown by the free M-Line trolley.
What's the cheapest Dallas neighborhood for a 1-bedroom?+
Lakewood, North Dallas, and the Medical District tend to offer the best per-square-foot value, with 1-bedrooms commonly under $1,500.
What's the most walkable Dallas neighborhood?+
Uptown, Downtown, Deep Ellum, and Bishop Arts top the list. All four routinely score 85+ on Walk Score.
Where should I live if I want to be car-free?+
Downtown has the strongest transit access (all four DART rail lines converge there). Uptown is also feasible with the free M-Line trolley + DART.

What's the average rent in Dallas right now?+
1-bedroom averages run roughly $1,400–$2,000 across central Dallas, with luxury Uptown and Victory Park pushing $2,500+. Bishop Arts, Lakewood, and North Dallas tend to come in below the city average.
How much is a typical security deposit?+
Most Dallas communities charge $0–$500 for renters with strong credit. Lower credit scores can mean a higher deposit or a third-party guarantor.
What are 'move-in specials' and how do you find them?+
Specials are concessions like one or two months free, waived admin fees, or free parking. We see them in real-time because we work directly with leasing offices.
Are admin and application fees negotiable?+
Sometimes — especially when a community is competing for occupancy. We'll flag opportunities to ask.
Do landlords pay last-month's rent?+
Most Dallas communities charge first month + deposit at signing, not last. We'll always confirm before you sign.
Credit, broken leases & income
Can you help with bad credit or a broken lease?+
Often, yes. We know which Dallas communities work with broken leases, lower credit scores, evictions, and limited rental history. Be upfront in your form and we'll match you with realistic options.
What credit score do I need to rent in Dallas?+
Most communities prefer 620+. Some accept 580+ with a higher deposit or guarantor. A handful work with under 580 case-by-case.
How much income do I need?+
The standard rule is 3x the monthly rent in gross income. Some communities accept 2.5x, and many will accept a co-signer if you fall short.
Do you help with no rental history (first apartment)?+
Yes. Many Dallas communities work with first-time renters; we steer you toward those.
Will an eviction completely block me?+
Not always. Older evictions and certain types (medical, COVID-era) are more flexible. Tell us upfront so we don't waste time on properties that hard-decline.

Do you help with pets, including big dogs and breed restrictions?+
Yes. We track pet policies including breed and weight limits, pet rent, and pet deposits across hundreds of Dallas communities so we don't waste your time on places that won't accept your dog.
What dog breeds are commonly restricted?+
Pit-bull-type breeds, Rottweilers, Dobermans, Akitas, Chow Chows, and German Shepherds appear most often on restricted lists. Plenty of communities make exceptions — we know which ones.
Can you help with luxury or high-rise apartments?+
Yes. We work every price point including luxury Uptown, Victory Park, and Turtle Creek high-rises.
Can you help with short-term or month-to-month leases?+
Some Dallas communities offer 3-, 6-, or 9-month leases or true month-to-month. We can target those — just mention it in your form.
Can you help with furnished apartments?+
Yes — a growing number of Dallas buildings offer furnished options. They cost more but suit short stays, relocations, and corporate moves.
Do you work with renters who use Section 8?+
Texas does not require landlords to accept housing vouchers, but a number of Dallas communities do. We can target those.
Touring, applying & relocating
How does the application process work?+
Once you pick a property, you apply directly with the community (we'll prep you on what to have ready). Most decisions come back within 24–72 hours.
What if I'm relocating from out of state?+
We help relocators every week. We can do video tours, virtual walk-throughs, and coordinate everything remotely so you can sign before you arrive.
How early should I start looking?+
30–45 days before your move-in is the sweet spot. Earlier than 60 days and prices may shift; later than 14 days and your top picks may be gone.
Can you help me get out of my current lease?+
We don't negotiate your existing lease, but we can suggest properties that absorb 1–2 months of double-rent, accept lease-buyouts, or include move-in concessions to offset the cost.
Do I need to commit to using only you?+
No. There's no exclusivity contract for renters. You just need to mention us when you tour or apply so the community knows where to send the referral.
